Why haven't I gotten any distributions?

We encourage our investors to take a look at the Investor Packet provided on the Offering Page of every investment opportunity for distribution frequency. The frequency of distributions will depend on the type of investment–debt, preferred equity, or equity. Most investment opportunities may distribute either monthly or quarterly, and most do not distribute until after the first full quarter of operations. Debt and preferred equity investments have contractual payments with set terms and payment dates. Equity investments do not have set or contractual payments.

Foremost, some investments may not distribute in the first year or longer as per the business plan. The best place to find out this information is in the Investor Packet in the pro forma financials to see the targeted cash yield per year. The pro forma will show if there is expected cash flow and when it is targeted to be paid.

Secondly, we encourage our investors to look at the most recent quarterly update from our Asset Management team. They will also post ‘Distribution Updates’ which can be found in your ‘My Activity’ section of our website. These updates will explain why there may be a delayed or missing distribution.

Lastly, please be reminded that for all equity deals, distributions are determined at the discretion of the Sponsor. The frequency and the amount of any distribution depend on the Sponsor’s ability to execute the business plan. There can be no assurance that any investment will achieve its objectives or avoid substantial losses. In cases where a targeted or pro forma distribution is not met, it is not necessarily the case that the Sponsor is delinquent or not fulfilling their financial obligations. This is not necessarily an indication of an underperforming asset.
