Getting started with the Tax Tracker

Note: If you do not have a funded investment from the current tax year, you may access your tax documents from any previous tax years by visiting your My Documents section and selecting the Tax Documents tab.

The Tax Tracker is the best way to track information related to Tax Documents, the tax process and stay up-to-date when it comes to important dates and deadlines.

Investors expecting tax documents for the current tax year can access the Tax tracker, that will track the progress of their documents, by following this link, or upon log in, by accessing the Tax Tracker Banner:

Tax Tracker Layout

If you have funded an investment on the Platform, and the investment is expecting a tax document for the given tax year, you will see a reference to each document listed on the Tax Tracker page, along with the step of processing that the document is currently on, and a link to any tax document that is now available. You will also see a link to your My Activity page, so that you can easily stay updated on all relevant information regarding taxes for each investment that is expecting a tax document.

The Tax Tracker provides investors with a quick snapshot of the status, and recent activity of your tax documents. Investors may see each document expected for the given tax year, or you may filter this list of documents by the status of the document, either Available, Processing or Delayed:

For each document that is Available, a link will be provided to the Tax Documents section of the My Documents section of your investor Portal. Tax documents that are Delayed will also feature a link to the posts published surrounding the offering, in the My Activity section of the Investor Portal.

Tax Documents Expected

Any investment that makes use of an LLC as special purpose vehicle for your investment will issue a K-1.

For the minority of EquityMultiple investments that don't involve an LLC structure (such as mezzanine debt investments that instead entail an issuance of dependent notes), you will instead receive a 1099-INT.

Tax Season and Tax Tracker Steps

The tax season begins in January of each year, and runs through the middle of April (unless otherwise determined by the United States government). Throughout this time, the EquityMultiple team coordinates with sponsors and manages an internal process to release tax documents for each investment requiring a document during the given tax year. These documents may be accessed via the My Documents section of your investor portal, or on the Tax Tracker via a link to the My Documents Tax tab.

Depending on the type of tax document expected for the given investment, the Tax Tracker has several associated "steps" that track the status of the document:

Step 1: Initial Data Preparation

The team is compiling and organizing investor-level information. Once completed, we will securely provide this information to our accounting firm to ensure that tax documents are prepared correctly.

Step 2: Tax Documents requested from the Sponsor

The team has requested entity-level tax documents from the Sponsor. The entity-level tax documents are required for our accountants to prepare investor-level documents. The team will continuously follow up with the Sponsor on the status of tax document preparation and the estimated timing of delivery. Delays from the Sponsor are not uncommon in the real estate industry due to complex structuring and financial reporting. If we believe there may be a delay in the delivery of your tax documents, we will notify you as soon as it is practical to allow you to plan accordingly. We will also provide a definitive status update.

Step 3: Tax Documents from the Sponsor were received

Our team received the entity-level tax documents from the Sponsor for the investment and we are conducting a preliminary review to verify accuracy. Once the review is complete, our accountants will begin preparing investor-level tax documents.

Step 4: We are preparing your investor tax documents

The team completed the review of the entity-level tax documents and securely provided them to our accountants to prepare investor-level tax documents. Once our accountants have completed their preparation and review of investor-level tax documents, they will be released to EquityMultiple for a final review before being uploaded to the My Documents page for download.

Step 5: Your tax document is available

We have completed our review of your tax document for this investment and it is now available for download in the My Documents page.

When tax documents become available, you will be sent automated email communication, in addition to receiving an Activity Post.

Additionally, for tax documents that are Under Review, are expected to be delayed without an available estimate, or are expected to be delayed with an available estimate, you will receive an activity post notifying you of these statuses.

All available tax documents (documents that are at Step 5 on the Tax Tracker) are available for download on the My Documents section.
