The Tax Tracker contains the most up-to-date information as it relates to your Tax Documents. Investors expecting tax documents for the current tax year can access the tracker, by following this link, or upon log in, by accessing the Tax Tracker Banner:
Tax Tracker Layout
If you have a funded investment with EquityMultiple that was active in the current tax year, you will see a reference to each investment listed, along with the current activity step. You will also see a link to your My Activity page, so that you can easily stay updated on all relevant information regarding your tax documents for each investment.
For each investment that shows Available as its status, you may download your tax document by clicking the down-arrow directly to the right of the ETA date. Alternatively, they can be downloaded from the Tax Documents section of the My Documents page in your investor Portal. Tax documents that are Delayed will also feature a link to the posts published surrounding the offering, in the My Activity section of the Investor Portal. Investors can also view additional information related to the Tax Tracker underneath the Additional Resources section of the tracker.
Tax Documents Expected
Any investment that makes use of an LLC as a special purpose vehicle will issue a Schedule K-1 form.
For the minority of EquityMultiple investments that don't involve an LLC structure (such as a mezzanine debt investment that involves the issuance of a dependent note), you will instead receive a Form 1099-INT.
Tax Season and Tax Tracker Steps
The tax season begins in January of each year, and runs through the middle of October for extended filings (unless otherwise determined by the United States government). Throughout this time, the EquityMultiple team proactively coordinates with sponsors and manages an optimized internal process to release tax documents for every investment requiring one during the given tax year. These documents may be accessed via the My Documents section of your investor portal, or directly via the Tax Tracker.
Depending on the type of tax document expected for the given investment, the Tax Tracker has several associated "steps" that track the status of the document:
Step 1: Initial Data Preparation
The team is compiling and organizing investor-level information. Once completed, we will securely provide this information to our accounting firm to ensure that tax documents are prepared correctly.
Step 2: Tax Documents requested from the Sponsor
The team has requested entity-level tax documents from the Sponsor. The entity-level tax documents are required for our accountants to prepare investor-level documents. The team will continuously follow up with the Sponsor on the status of tax document preparation and the estimated timing of delivery. Delays from the Sponsor are not uncommon in the real estate industry due to complex structuring and financial reporting. If we believe there may be a delay in the delivery of your tax documents, we will notify you as soon as it is practical to allow you to plan accordingly. We will also provide a definitive status update.
Step 3: Tax Documents from the Sponsor were received
Our team received the entity-level tax documents from the Sponsor for the investment and we are conducting a preliminary review to verify accuracy.
Step 4: We are preparing your investor tax documents
The team completed the review of the entity-level tax documents and securely provided them to our accountants to prepare investor-level tax documents. Once our accountants have completed their preparation and review of investor-level tax documents, they will be released to EquityMultiple for a final review before being made available for download.
Step 5: Your tax document is available
We have completed our review of your tax document for this investment and it is now available for download in the My Documents page.
As tax documents become available, investors will receive an email communication in addition to an Activity Post on your My Activity page.
Additionally, for any tax documents that are expected to be delayed, you will receive an activity post notifying you of the availability of any K-1 estimate documents which can assist you in filing for an extension with the IRS.
